Positioning a commercial property correctly starts with a clear understanding of the competing offers in the same area and class. As part of Landlord Services, we analyse rival spaces, commercial terms and tenant perception, so that your pricing and promotion decisions rest on data, not assumptions.

What it involves

We build a relevant comparable set of competing properties in your micro-area, with the same target tenant profile, and document asking rents, rent-free periods, fit-out packages and actual occupancy levels. Based on this set we assess where your space stands in terms of price per square metre, technical quality, amenities and contractual flexibility. We then identify the points where the property can stand out — either through a price adjustment or a visible improvement of the offer — and translate the conclusions into a concrete set of positioning recommendations. We repeat the analysis periodically, because the competitive supply and the pace of absorption change during commercialisation.
