Lease Renegotiation & Renewal

We analyse the options available before renegotiating or extending existing contracts, so that decisions are made early and from the right position.

An expiring contract does not automatically mean an extension on the same terms. Unlike a relocation, renegotiation starts from a concrete advantage — you are already the tenant, and this can be turned into real negotiating leverage when prepared in advance. This service is part of Tenant Representation.

What it involves

We start from an analysis of the current contract and its sensitive clauses — indexation, extension options, notice periods and hidden costs — which we benchmark against the real market level for that space. We then calibrate a credible relocation alternative, so the discussion with the landlord is not held out of necessity, but from a balanced position. Together we build the rent scenarios, the incentive package and the optimal term, after which we conduct the actual negotiation through to the signing of the addendum or the new contract. We step in well before expiry, the moment when room for manoeuvre is greatest.

Common situations

This service is particularly relevant when you find yourself in one of the situations below.

  • The contract is approaching expiry and you need an informed decision between extension and relocation.
  • An indexation clause has pushed the rent above the current market level.
  • An extension option provided in the contract must be activated or renegotiated.
  • The occupied space no longer suits the team, and the extension can be conditioned on a reconfiguration.
  • The landlord has initiated the renewal discussion, and the response needs a market benchmark.
  • You want to obtain a rent-free period or a fit-out contribution along with the extension.
