Tenant Representation

Workplace Strategy

We analyse how the workplace supports daily activity, collaboration between teams and the organisation’s growth direction, before any relocation or renewal decision.

Before looking for square metres, we clarify what the space needs to do for your organisation. Workplace strategy turns business objectives and the actual use of the offices into a clear set of requirements, which then guides the entire process of tenant representation.

What it involves

We start from the organisation’s data: headcount, forecast growth rate, office attendance and how teams work together. Based on this information we estimate the required usable area, the ratio between individual and collaboration zones and the level of flexibility worth contracting. The result is a requirements brief we use as an objective benchmark in identifying space options and negotiating commercial terms, so the final decision is justified by real needs, not by what happens to be available on the market.

Common situations

Workplace strategy is most useful when a real estate decision follows a change in the organisation.

  • The lease is approaching expiry and a decision is needed between renewal and relocation.
  • The team has grown or shrunk significantly since the current lease was signed.
  • The working model has changed and the current space no longer reflects actual attendance.
  • The current cost of the space seems disproportionate to its actual use.
  • The organisation plans to consolidate several locations into a single office.
  • Management needs an objective foundation before approving a real estate budget.

Next step

Shall we start from your organisation’s real requirements?

Together we establish what the future workplace needs to deliver and turn the conclusions into a clear brief for the steps ahead. This service is part of the Tenant Representation programme.
